6 Questions to Ask During a Showing

Here are 6 essential questions to ask during a home showing (and yes—we’ll ask them with you):
1. How old is the roof?
Replacing a roof is one of the biggest expenses a homeowner can face. Ask when it was last replaced, and whether there’s documentation of recent inspections or repairs.
2. How old is the HVAC system?
Heating and cooling systems usually last 10–15 years. An older system could mean repairs—or a full replacement—are coming sooner than later.
3. Have there been any significant renovations?
If yes:
What was renovated?
When was it done?
Was it permitted and overseen by a licensed professional?
This helps you understand the quality and longevity of any upgrades.
4. Can we see recent comparable sales in the area?
This is key to knowing if the home is priced right. We’ll pull recent comps and help you use that data to inform your offer—or negotiation strategy.
5. What’s the home’s sales history?
We’ll look into how long the home has been on the market, how many times it's changed hands, and if there were any price reductions or relistings. This can give insight into potential red flags—or opportunities.
6. What’s the neighborhood like?

How are the neighbors?
Is the street quiet or busy?
Any neighborhood quirks, noise, or community rules you should know?
